Baseline

We measure the asset before anything is specified. Without a baseline, a saving is a manufacturer's claim rather than a number you can bank.

The measures that survive the numbers, costed, with the payback attached and the grant route identified.

Installation managed to the specification, with the monitoring left in place through the works.

Verify

The same meters that set the baseline confirm the result. If the saving is not there, we say so.

Building management systems and controls

A BMS (building management system) controls heating, ventilation, cooling and lighting from one place. Most of the savings come from the schedules and setpoints, so we set them from the monitoring data and keep checking they hold.

Sized to the site's daytime load so most of the output is used on site. Funded under the SEAI Non-Domestic Microgen scheme, up to €162,600.

Usually the fastest payback of any capital measure, and simple to verify on a metered circuit.

Why the baseline matters

Equipment is sold on efficiency ratings measured in a laboratory. Your building is not a laboratory. It has a duty cycle, an ambient temperature and a set of operating habits that the rating does not account for.

Measuring the asset first, for long enough to see a real pattern, is what turns a projected saving into a verified one. It also settles arguments before they start.

Funding the work

Grant support is available for a good deal of this work, and the route depends on the measure, the sector and the size of the business.

We identify what applies before the specification is fixed, because the funding sometimes changes which measure is the right one to do first.

Common questions

What is a building management system (BMS)?

A BMS is a control system that runs a building's heating, ventilation, cooling and often lighting from one place, on schedules and setpoints. It saves energy only if those schedules and setpoints match how the building is used, which is why we pair controls work with monitoring.

Do I need a BMS or energy monitoring?

They do different jobs. A BMS controls equipment. Monitoring measures what the equipment actually uses, so you can see whether the controls are working. Many buildings with a BMS still waste energy because nobody checks the data.

Are there grants for energy efficiency projects in Ireland?

Yes. SEAI supports heat pumps, controls, LED lighting, solar PV and other measures through schemes including the Business Energy Upgrade scheme, EXEED and the Non-Domestic Microgen scheme for solar. Which applies depends on the measure, the sector and the size of the project.

How do you prove the saving from a project?

By measuring the equipment before the work, and measuring it again afterwards with the same meters. The difference, adjusted for weather and occupancy where needed, is the verified saving.
